How It Works
By allowing borrowers to pay down the principal of the loan by using the free cash flows of an STR, the All-In-One Loan can dramatically reduce the effective rate and repayment period of the loan.
Unlike traditional mortgages, your loan balance adjusts based on the balance of your property bank account. Deposits lower your balance, while expenses increase it–similar to a HELOC. This means that positive cashflow reduces your principal more quickly.
Interest is calculated on this balance on a daily basis. As the balance decreases, so do your interest payments and total time to repayment.
If the borrower ever needs access to the funds they can remove them from the account similar to a debit account, with the prior credits towards the principal still applied.
